As part of our personal service we offer flexible appointment times to view properties including Lunch times, evenings and weekends. We also benefit from good transport links to London and the South Coast and have a comprehensive list of reliable contractors that can sort out any problems that may arise with the property during the tenancy.
A full credit reference form must be competed, which requires details of current and previous addresses and any relevant landlord, employment details covering the last three years bank details and a personal reference, we also require proof of residency and photographic ID for each tenant. We have a referencing fee of £350.00 plus VAT (£420.00). This fee covers the referencing and everything relating to the tenancy. This fee is for 2 people, if a guarantor is required then we charge an additional £150.00 plus VAT (£180.00). Should the tenancy not proceed for any reason these fees are non refundable.
Once satisfactory referencing has been abstained a security deposit equal to one and a half months rent (or two months rent if you have a pet) and the 1st months rent are payable at the start of the tenancy. The security deposit is protected by the Deposit Protection Service (DPS). The DPS will contact to you with a security repayment I.D. number which will be needed to request the return of your deposit at the end of the tenancy.
After the initial fixed term of the Tenancy has expired an administration charge of £70.00 plus VAT (£84.00) is payable should the tenancy be renewed.
At the end of the tenancy we will arrange for an inventory clerk to meet you at the property and check the inventory, meter readings and collect keys. We will contact you once we have the check out report from the inventory clerk.
